A landlord's gas safety certificate, also referred to as the landlord's gas safety record, is required by law to be held for all rental accommodation in the UK where there are gas appliances present. The requirement is enshrined in the Gas Safety (Installation and Use) Regulations 1998. The law requires all gas appliances in a rented property to be checked annually, with a gas safety record being completed and a copy provided to tenants.
A legionella risk assessment is a non intrusive inspection of the plumbing system in a rented property. It involves checking that the system complies with current plumbing standards and ensuring that hot and cold water temperatures are at the correct levels. Carrying out a risk assessment normally takes between 30-45 minutes per property.
We are now able to offer Energy Performance Certificates for all rented properties. An EPC is a document which shows the energy efficiency and carbon emissions of a property. These are legally required before a property can be advertised to rent and last for ten years.
